Tom Trent has experience in all areas of real estate transactions, including industrial development and economic incentives, leasing, corporate, joint venture, partnership and limited liability company law, and tax-exempt finance. Tom represents clients regionally and nationally, including major manufacturing companies, corporate users of commercial real estate, institutional investors, developers and lenders, and a number of foreign corporations.

With more than 30 years of experience in real estate and economic development law, Tom has handled complex commercial and real estate transactions across the country, including real estate acquisitions, workouts, equity participations, the structuring and financing of subordinated and unsubordinated ground leases, industrial development financing, tax increment financing, and payment in lieu of tax agreement transactions.

Mr. Trent is a current member of the Transit Alliance of Middle Tennessee. He is a recent graduate of the Transit Citizen Leadership Academy of the Nelson and Sue Andrews Institute for Civic Leadership of Lipscomb University, and recently completed his second term on the Regional Transportation Authority. He was a member of the 2020 Green Jobs Task Force, and was the chair of the Nashville Area Partnership 2010 Policy and Incentives Taskforce that addressed the use of economic incentives
to attract and retain business. He is a member and officer of the Adventure Science Center Board.

Mr. Trent has been a speaker or panelist at many commercial real estate, finance, healthcare and economic development seminars and programs, including the Tennessee Governor’s Conference on Economic Development (numerous years), Tennessee Economic Development Council, Tennessee Municipal Attorney’s Association, Life Mortgage and Real Estate Officers Council, School of Engineering at Vanderbilt University’s Healthcare Design & Construction Workshop, the International Council of Shopping Centers (TN/KY Idea Exchange), BOMA Medical Office Building Conference (Toronto), TAGLaw (Foreign Investment in U.S. Real Property; Dublin, Ireland), the Nashville Bar Association, the Tennessee Bar Association, the Hildebrandt Institute (loan document assembly programs), NAIOP, and a number of other organizations.

He is a Fellow in the American College of Mortgage Attorneys, a member of the Real Estate Sections of the Nashville, Tennessee, and American Bar Associations; the National Association of Bond Lawyers; the Tennessee Economic Development Council; and the American Health Lawyers Association.

Experience

Mr. Trent’s experience is primarily in the area of commercial real estate, finance, construction, and economic development. He has extensive experience in complex commercial real estate transactions across the country, including real estate acquisitions and dispositions, construction and permanent financing, workouts, equity participations, partnership and limited liability company law, tax advantaged leasing, the structuring and financing of subordinated and unsubordinated ground leases, industrial development financing, payment in lieu of tax agreements and tax increment financing economic incentive transactions.
